Access Statement
Introduction. Redlands a Four-Star accommodation provider, being a family-run bed and breakfast. Accommodation is provided on three stories, although not specifically designed for persons with disabilities a ground floor double en-suite for those who would not like to climb stairs is available. Guests with visual or hearing impairment should be accompanied for their safety. As well as the main staircase there are other steps leading to rooms. We do not accept pets nor assist dogs due to allergic reaction potential. Families with well-behaved children are welcome, and travel cots are accepted. Pre-Arrival. There is a bus stop approx. 100 yards away and buses run every 12 minutes. The nearest train station is at Paignton, approx. 15 minutes away. Several taxi services operate locally. Reception 8am-10pm Arrival & Car Parking Facilities. There is on-site parking for 8 cars. For larger vehicles free street parking is available opposite the front of the house. Assistance with guest’s luggage is available. The town and harbour are approx. 8 minutes walk away. Main entrance. There are no steps to negotiate to gain access to Redlands. Both the porch & front doors are wide enough for a wheelchair to enter. Please use the doorbell to the right hand side of the porch door to alert us to your arrival. Guest Accommodation – Public Areas The hallway is the main thoroughfare leading to all floors guest accommodation & guests breakfast room. Corridors average 120cm wide and are well lit. All internal doors are fire doors being 85cm wide, and should be kept closed at all times. Although the staircase to our first floor is wide with a stout handrail there are 17 stairs to our first floor & a further 15 to our second floor. Two of our family rooms are located on our top floor. The stairs are carpeted. The stairs & landings are the fire escape routes. Heat & smoke detectors are located in every room. The guest dining room is situated on the ground floor. The house is centrally heated throughout but temperatures can be adjusted in each room to suit individual requirements. All rooms are double-glazed. A selection of local information, maps, books and board games is available in the hallway.
Breakfast Room Breakfast is served in the breakfast room on the ground floor. There are no steps. Furniture is flexible and can be moved on request. The chairs have no arms. A high chair is available. Menus can be provided in large print by prior arrangement. We would request prior to your stay information about special diets, notification of allergies or medical conditions of which we ought to be aware. We do not play background music in any area of the B & B. Bedrooms All bedrooms are carpeted. All rooms are en-suite, 2 double rooms have a full size bath, and all rooms have electric showers. All bathroom floors are non-slip vinyl. The en-suite facilities in rooms consist of a shower, WC and wash basin. Tea and coffee, hair dryer, radio clock alarms, face clothes, toiletries, TV or digital TV facilities, bath & hand towel is provided. Our beds are made with cotton sheets & covered by synthetic duvets. All pillows are synthetic. There is a wardrobe, chest of drawers and dressing table in each room. All double beds are 4ft 6 ins unless otherwise stated, single beds being 3 ft 3 ins. Floor space in double /family rooms varies from room to room but minimum size of 90sq.ft can be expected, with no height restriction which will restrict guests movement. Bedroom 1 Bedroom 1 a double en-suite (with full sized bath) at the rear of the property on our first floor reached via a short corridor off the main stairs. Bedroom 2 Bedroom 2 overlooks our car park and is on our first floor. This room has a single bed and a double bed. This allows flexibility of use Bedroom 3This is a small single en-suite room on our first floor overlooking our car park. As floor space is restricted this room is more suited for a short stay. Bedroom 4Bedroom 4 is at the front of the house on the first floor and is a large double en-suite room. Bedroom 5This larger en-suite room, overlooking the car park, on the second floor has a single bed and a double bed. This allows flexibility of use Bedroom 7This larger en-suite room, on the second floor, but at the front of the house, has two single beds and a double bed. This allows flexibility of use. Bedroom 8Bedroom 8 a double en-suite (with full sized bath) at the side of the property on our first floor reached via a short corridor off the main stairs. Bedroom 9Bedroom 9 is on the ground floor at the side of the house and is a roomy double en-suite room.
There are fire extinguishers placed at strategic points at all levels, the onus is on guests to familiarise themselves with the escape route. The smoke alarm in each bedroom trigger each other and give an audible signal in case of fire. If you require extra assistance for evacuating please notify us on arrival. It is illegal to smoke on our premises. Mobile phone reception is not good. Contact Information.
